Floor Plans Design

Modern Architectural Consultants will work with a client’s design ideas to formulate a coherent floor plan proposal to communicate ideas and concepts, to enable a contractor to construct the project, and as a record of the completed work.

The floor plan design must be developed as fully as possible prior to the start of construction. The plans are time consuming to complete, so revisions are kept to a minimum. A sketch or a diagram may be drawn up to develop the floor plan logic and exterior elevations of a design. From these sketches, a preliminary set of drawings will be made for presentations and used to communicate the principles of design. Once the floor plan is established, the Architect and other disciplines start investigating any problems with the plan.

Complex modern buildings involve several different specialist and disciplines. Landscape architects, design architects, structural engineers, plumbing, electrical. and mechanical engineers will be involved in the final floor plan design. Early communications are essential to obtaining a coordinated outcome. A floor plan will normally show:

  • Interior walls and hallways
  • Restrooms
  • Windows and doors
  • Interior features
  • Appliances and mechanical features
  • Electrical needs
  • Indication of room use
  • Square footage
  • Building Sustainability

Floor plan design incorporates energy efficiency in a high quality building envelope along with good insulation, low energy lighting and appliances throughout. Close attention is given to the environmental impact and operating expense for the building’s lifetime. Water efficiency for both the outside and inside the building is considered.

Natural lighting of the sun is brought into the floor plan as much as possible, allowing light where it is needed. Natural heating/cooling is considered where possible. Use of thermal glass, good overhangs for summer heat, and natural ventilation where possible, are incorporated.

Indoor environmental quality pays special attention to air contaminates and provides a place where the body and mind function well. Health of the occupant is a central concern when designing a building.
